clean and fairly comfortable but very noisy.
Very strange place. Our key was taped to front door . A large house next to a noisy roundabout. No good ne else there so very spooky. No ac t in bedroom so had to choose between noise or roasting. Bathroom tiny . No room to bend over sink to clean teeth as glass shelf above it. Husband unable to shave because of it. Breakfast awful. A lady had appeared to cook it but cooked it before we appeared for breakfast so cold eggs. Left us to make own tea and toast Also a very long walk into town past some dubious properties.Took an uber back. Couldn't wait to leave.

Property was great. Very clean and the room was spacious . Noi was very welcoming also giving great advice as to where and what we can do with our time in Rotorua. Noi certainly lived up to her reputation regarding her eggs Benedict .delicious we will definitly book in here again

The house was well appointed and clean. A shared TV/lounge was available, but there was no TV in our room. The kitchen was available for use and breakfast items were provided, but we needed to help ourselves and clean up afterward. The location was a bit far from attractions and restaurants for walking, but parking was easy when we visited. There is free street parking and driveway parking at the B&B. We never met the hostess, but there was a staff member who stayed overnight downstairs. My biggest problem with the B&B was that the wall heater in the room was not sufficient to heat the room and bathroom. The heaters in the lounge and kitchen also did not work effectively enough to warm the areas unless they were left on for long periods, and I do not like to run them if we are not in the area. I would stay there again, if the weather were more hospitable.

We were disappointed in breakfast. Nothing cooked was offered, not even a boiled egg. Bread was white bloggy sandwich bread, no Vogels. No cheese.
