This property was absolutely beautiful! Check in was seamless and the staff was so friendly! There's a super cute boutique in the hotel. We also had complimentary breakfast that was light, but great! The hotel is on the ocean side of Tulum, about a 15 min bike ride to the city center. There are lots of cute shops, beach clubs, and restaurants walking and biking distance from the hotel. They also have private beach access with chairs to lay out. The room has AC and it is gorgeous! It's about a 15-20 minute bike ride from the Mayan ruins and Cenote Encantando. Renting bikes was easy the hotel set us up with Bikes for 300 pesos for the whole day. There's also scooter and ATV rentals near the hotel. There is no parking for any rental cars, but honestly there's no need for a rental car unless you're traveling all over Mexico. Overall wonderful experience and would definitely go back!

I read the reviews on this property after I booked it. I didn't have any of the problems most people posted about. I was able to use the air conditioner all day at no extra cost. I booked this hotel because I wanted something more rustic. There was no TV, microwave, or refrigerator. But I expected that since I looked at the pictures. I had the “garden view” there wasn’t a garden but there was lots of vegetation. Still beautiful though. The free breakfast wasn’t Continental just eggs, beans and bread.

There was no electricity and water present at this hotel and it was extremely hot. We were the only ones there and it was dark and no staff except the security gaurd who didnt understand us was on site. We asked to be accommodated to another hotel that has power.

The water smelled weird , there was bugs everywhere and ants /mosquitoes. We was told to use the water in the glass container to brush our teeth. The ac was only on from 9 pm till 8 am. I asked Can it be put on earlier they said you had pay an additional 10$ per day. The breakfast was supposed to be included the only option was a small bowl of fruits or 2 eggs and toast we didn’t eat breakfast at all and the other options you had to pay for it all. The beach was filled with seaweed all over , there was no way to actually bathe in the ocean. The stairs to get to the room were very unsafe and not built properly anyone could fall going up and down because they shake. I asked the room to be decorated for my anniversary and they charged me 80$ for paper hearts hanging and 10 deflated balloons on the bed and some flowers . Around the area the restaurants kept inventing different currencies everytime we Bought food . There wasn’t a tv , no microwave or fridge . They provided a small container of soap for one wash only. Overall it was a waste of money and not worth our time at all. I definitely will read reviews and won’t be visiting Tulum again. They extorted us in every activity we did as well.

Horrible Place - Avoid at All Costs
I would highly avoid staying at this property. Several of the "amenities" they have on their listing are untrue. For starters, the AC they have listed is conditional and they only turn the power on from 9pm-8am. By the afternoon the room is nearly unusable as the concrete room retains large amounts of heat. Since the room is poorly sealed when the AC was available it takes a long time to actually cool off. The room itself is a mess. Many of the doors and windows barely close and lock making it feel quite insecure. Bugs are welcome to come in. Even the staircase to my room was shaky as it was rusted in several key spots. The sheets I had replaced on my second day had yellowish stains on them. It was very unkept. I would have been better staying if a treehouse. The staff is completely unhelpful. They say one thing and do the complete opposite. I was told I could us the fridge in the common area to store leftovers only to find all my left ones in the trash by the next day. When you bring the problems to their attention they just ignore them and say tough luck. The private beach is not private as it is just a private entrance to the public beach. Besides the large amounts of seaweed on the beach the parts under the water were relatively rock free after the first few feet. Save your money and go to any of the other number of properties around. This place is a joke of hospitality and will scam you right out of your money.

Great Location, High Above The Beach Cliffs
Conveniently located between the uber-high end resorts to the south, Tulum town, Muyil, cenotes, and Mayan Ruins. A/C included from night until morning. You'll pay $10 a day (cash) to have it run during the day. Well worth it. Breakfast included in the morning. Very nice and accommodating staff. No elevator so get some help and expect to lug up stairs depending where your room is. Ours was a top floor, corner unit with big slider windows overlooking the cliffs, the neighboring beach club, with sweeping ocean views.

HORRIBLE experience!! Please read before you consider staying here. We booked a three-night stay in May 2024 through Expedia and we quickly left after staying one night. We couldn’t get out of there fast enough!! There were ants in the bed all night, they only provide air conditioning between 9 pm-9 am, the water coming out of the sink faucet/shower is not safe for drinking nor brushing your teeth, and it was overall a very uncomfortable experience dealing with this hotel's management team. First, the hotel room was an overall uncomfortable place to stay. The hotel room had none of the typical comforts that can be expected in Mexico for the same price: No phone, no TV, no fridge, and basically no furniture. The straw that broke the camel’s back for me was that the mattress was also hard as a rock and both of us were very uncomfortable. Bugs could easily enter the room as the air conditioning machine, windows, and door had small gaps and were not properly sealed. I woke up around 6:30 am and took pictures of the ants crawling around the bed and my partner and I were horrified. We also had several mosquitoes in our bedroom that night. When I booked our stay on Expedia this hotel's page on Expedia says they have AC, a shower, and a sink. All very misleading. They only provide air conditioning between 9 pm-9 am which was not clearly stated prior to booking. It took over an hour for the small wall AC to cool the room down. So whatever temperature it is outside that’s the tempe

boutique hotel that 20 years old we were ocean front and it was very windy so we could sleep with the winds open and hear the waves which great no ac during the day which was fine for us because of the wind ac only ran during the night there was a hot water issue but that was resolved price was reasonable you get 2 “half” cups of coffee with the included breakfast a 3rd half cup will cost you $3.50 after 2 days of this I insisted on a full cup! Food preparation ladies were rude. Taxi service in Tulum is ridiculous for example $25 us to go 4 miles will probably be our 1 and only trip to Tulum we travel Mexico a lot FYI new Tulum airport is very nice

We stayed here 7 years ago and had a great experience in a standard room, this time we upgraded to a room with a balcony and a private little pool overlooking the ocean, and we paid good money for the upgrade. The pool had no movement, still water that was dirty, so we did not use it. It lacked little things like hooks in the bathroom to hang your towels, a full length mirror to see how you look like before leaving, a table to put whatever on, computer, food, etc…we were so excited for the upgrade as a treat as we never do that because of money, but it was our anniversary, so we decided to splurge, we wish we stayed in a standard room instead.

We had the most incredible time at this boutique hotel! Extremely clean, excellent service with everyone. Our check in staff was Arnold and he was extremely helpful and kind with everything. Our hotel was on the beach front so it was just magical waking up to the ocean everyday. Before coming in, David reached out via WhatsApp to help us with reserving restaurants and providing recommendations. We would definitely stay here again!
