Staffs are not friendly
I find it rare in Japan but staffs in this hotel are a lot less friendly and at times very unhelpful. Most of them seems to be impatience. I have been to many places in Japan and it is the worst experience so far. The hotel management really need to look into this.

Would not repeat
Mediocre. Booked a "courtyard" room and was placed on the 3rd floor which was very near a loud common area right after the check-in and before you could get to the elevators, forcing guests through the area. Because of the courtyard, you had to keep the blinds closed which made the room claustrophobic. The bathtub was also like an ice skating rink - caution! I would book elsewhere in Kyoto for my next trip.

10/10 Perfect!
Stayed for around a week and my experience was genuinely perfect in every respect. The room far exceeded my expectations, nicely finished with modern but a traditional twist (tatami mats). Very spacious, comfortable and clean. All staff were friendly and helpful. I took breakfast everyday here and the options were perfect for me. It’s located in a nice quiet side road in a good part of Kyoto for getting around the city and some very nice restaurants nearby for dinner. Highly recommend!

Very nice hotel in nice location
Quiet residential location near public transport and some tourist attractions. Everything in the hotel seems very well maintained and clean. Facilities definitely exceeded my expectations for a hotel of this star rating. I liked the way the room incorporated some traditional Japanese elements with a modern twist. However comfortable the bed was, I thought it was too big for the room and there was no storage space for luggage. The bath area was very clean and well appointed.
