beyond satisfied with my stay
i love this hotel! it's conveniently located a 3mins walk away from kyoto station where there are lots of shopping, food, a bus interchange and trains at kyoto station that bring me anywhere i wish to go to. hotel is really clean, staff is friendly. i love how quiet my room is even though it's beside the road and right in front of the lift. i am very happy with my stay and would definitely come back again.

Blah!
We had asked for early check-in during our reservation. There was no intimation if they could accomodate the request or not. Upon check-in, we asked for the check-in status. The receptionist gave us a look as if she heard the term for the first time. Then she just said -No! Not another word. We then asked if we can get an early check-in by payign extra. Again it did not look like she understood and said - No! The receptionist from the next counter then came and gave a lame excuse as to how the staff needs 3-4 hrs(!) to clean up the rooms before they are ready for accomodation. Given it took the staff roughly 10 mins everyday to make up the room, this was a silly excuse. Bottom line - never coming back here again. There are better hotels we stayed in this trip to Japan and the same price range.

Not for tourists or couples, too small rooms
Way too small rooms for anything more than an overnight. Booked initially at it was the only reasonable price left bit moved after one night. Main reasons, literally can fully open suitcase in rooms. Pillows were very uncomfortable. Primarily a business hotel and suited for single pax.

Don't stay here
The hotel wasn’t easy to find. It’s close to another APA hotel. We walked in and were given directions to our hotel which is a block behind it. The reception area stank of cooking oil and other smells coming from the restaurant in the building. Check-in was easy but slow. The corridors were dark. As soon as we entered the room, we were greeted by more smells of fried foods and exhaust from the nearby restaurants coming through our closed hotel window and a mildew smell from the bathroom. Our room was the Double Room with a double bed. The room itself is the tiniest we’ve had throughout our trip in Japan. There was barely any space to pull the chair out of the desk and no space for any luggage bigger than a carry-on. They disable air-conditioning for winter, so the room was really hot. The only remedy is to open the windows and let the stinky restaurant air in. We tried to ask for a room fan as other reviewers suggested. The hotel said they had no fans available and to open the windows. The bed only has one pillow per person. The hotel said they had no extra pillows. The bathroom was very tight, like an airplane bathroom but with a shower tub—not for large or tall guests. They’re the only hotel to provide shower caps. There’s a 7-Eleven next door and good restaurants close-by. Only a 10-minute walk to Kyoto Station. We booked for 4 nights but we immediately booked elsewhere for the rest of our stay in Kyoto. The hotel staff were helpful in booking a taxi. Check-out was easy.
