Horribly dirty
Horrible experience. The lobby is the only nice part of this ryoken. Stains everywhere, the room smelled like it hasn’t had fresh air in months, the AC didn’t work, and foulest smelling “closet” I have ever smelled. We spent one of four nights and got another place to stay. Outdated doesn’t cover how dirty this place is.

The location is very good. The room and bath were very clean and the breakfast was delicious, Japanese style. They made up the futon and brought tea to the room in the evening. Everyone was polite and kind. The public bath was clean and relaxing.

The location is awesome, right next to Shijo/Karasuma, with a lot of things in a walking distance (department stores, Nishiki Market, Teramachi, Pontocho, Gion...) It's a fine ryokan, just a little run-down, as other reviewers have already commented. Could use an update and a coat of paint. (But then again, it's in way better shape than the average American motel...)

Front staff do not understand English, very hard to communicate unless you have the translator gadget Bathroom sink has molds, stains on curtains and walls and noticeable paper rips on the sliding wall divider. Our room facing street that could get loud due to crowds and vehicles Noises penetrate loud from other rooms too. Good location near Nishiki Market and other food restaurants. Though not a good short walk to the Kyoto station

First ryokan experience
his was our first time staying in a ryokan. We weren’t too sure what to expect except for that we knew it’ll be very basic. That’s exactly what a ryokan is, very simplified traditional style amenities; cushion on ground to sleep on with traditional sliding doors. There was a private bathroom and toilet for the room and very convenient location near nishiki market and local restaurants and local subway and train stations.

Good value for money Ryokan experience
My husband and I wanted to try the Ryokan experience and Hirashin seemed to have the best value for money. The rooms are big and futons are layed out on the floor. The staff is great and very helpful but the language barrier is very present sometimes as it is normal in Japan. Location is great for sightseeing. It was overall a good experience but would point out the following: it was very warm in our room, we could not get the AC to work properly and would also recommend trying out breakfast at least once but be advised it is completely "japanese", no bacon eggs or toasts :) It was worth it for the experience.

Best service I have ever received and I mean at ANY hotel, no matter how many stars! From the people at the front desk to the lady that brought us breakfast, they were all so incredibly friendly and accommodating. Location was the best! Highly recommend it!

Small hotel with sufficient facilities
The hotel is located within the heart of the city and a few bus stops away from Gion. Very near Tokyu Hands, Daimaru department store and lots of other shops and eateries! At the basement are two hot spring baths which is really nice to soak in after a day of going around the city. Hotel staff at reception can speak English and are very helpful!
