Average hotel. Room is pretty packed and small. Especially, the one with 3 beds has zero usable space for even basic luggages. It is mainly due to weird architectural design. I believe it also makes air circulation not so efficient. Breakfast buffet is very very mediocre. I wouldn’t recommend it for 3500 yen. They have extremely poor ryokan, no sauna.

The hotel's elevators are amazingly fast. The only thing I wish I had known about the breakfast was that it should have been clarified from the beginning. I entered their breakfast without any issues the first time, but on my second visit, they asked me to pay 3,000 Yen. I wasn't sure why it was different on those dates. I had to proceed with the payment because I was checking out that day and didn't want to stress about the breakfast situation. I paid and moved on.

The staff is very helpful but unless you know a little Japanese and have an excellent translation app, it may be difficult for a non-Japanese speaking person to get assistance. We were on the breakfast plan on the Royal level and it has a separate dining room for the guests. The breakfasts and service was excellent but waithelp do not speak English. Thoroughly enjoyed the hotel.

Generally good hotel. Rather small beds in a twin room, and disappointed that guests have to pay to use the hot spring bath.

Prince always has good hotels and this one is nice. Their staff is excellent and speak english. They were very helpful when we got in late because of flight delays. The breakfast is awesome too, don't skip it. It is walkable to Odori Park and metro, but it isn't so close maybe 3-4 blocks away. We went during Snow Festival and it can be a drudgery walking in the snow/ice. There is a lawson next door, but you will have to walk some to find any good eats. Room was humongous by Japanese standards. We had 2 twin beds, and it had a couch and large window. Bathroom/toilet is standard but very clean. Great place to stay I highly recommend it.
