Welcome to Imperial View Cottage, a gorgeous 3 bedroom 2 bathroom
downtown home with private hot tub, walkable to Main Street and
downtown! Enjoy a glass of wine in front of the fire or on the deck
watching the sunset over the ski slopes. There are two dedicated
parking spots, for ultimate convenience. The home is just a short walk
from all the best restaurants, bars and shops in Breckenridge, as well
as the City Market for any groceries or necessities. It's also just
blocks from Carter Park and top rated biking and hiking access trails
for all of the summer and winter activities Breckenridge has to offer,
and steps away from a free shuttle bus that will take you to different
spots around town as well as the Gondola.

The kitchen features heated floors, updated stainless appliances and
granite countertops, or use the gas grill on the deck for BBQ's. There
is a gas fireplace and flat screen TV in the living room and an open
concept living and dining room with comfortable seating for all. The
king sized master bedroom with ensuite bathroom is on the upper level,
a second bedroom with a queen sized bed on the mid level and 3rd
bedroom is on the lower level which features a queen bed and 2 twin
beds, perfect for larger families or multiple families traveling
together. 2 bedrooms have their own flat screen TV, and there is also
a theatre room in the lower level with a large screen TV and
comfortable seating. The home is equipped with high speed wifi
internet and cable TV.

GETTING AROUND:
The property is located in downtown Breckenridge. Only a 10-15 minute
walk to the Breck Connect Gondola or Main St. The property is just a
3-5 minute walk to the Free Ride bus route located on the in the
middle of Washington Ave and Lincoln Ave. This is the Purple Route and
will take you to most places in town including the Breck Connect
Gondola, Rec Center, or Main St.

THE SKYRUN ADVANTAGE: All Breckenridge properties come stocked with a
basic starter package of paper towels, toilet paper, facial tissue,
hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher
detergent (this is a 3-4 night supply, guests may purchase additional
products locally). Each home is equipped with high-end bed linens and
towels. Kitchens are stocked with a coffee maker, cookware, bakeware,
dishes, glasses, utensils and small appliances.PARKING: Parking in
Breckenridge is strictly enforced. To avoid towing or a ticket adhere
to posted signs and parking allocations at all times. If you need
additional parking for more cars, paid overnight parking is provided
by the Town of Breckenridge in two areas of town, 1) south of town at
the Stephen West Ice Arena and 2) north of town (also accepts RVs and
trailers) at the Airport Road satellite parking lot. WARNING: 4WD or
AWD vehicles required in the winter, snow and ice will be on all
surfaces including driveways and roads - no refunds for towing or cars
that get stuck. Some homes require 4WD or AWD in the non-winter months
due to dirt roads, and uneven surfaces - call for more information
about your rental.COLORADO TRACTION LAW: Starting Sept. and running
through May 31 of each year, all drivers on I-70 between Morrison and
Dotsero will be required to adhere to the traction law, which requires
vehicles to have either four-wheel drive or all-wheel drive with snow
or mud+snow-rated tires, or specialized winter tires, chains or other
traction devices for cars with two-wheel drive. Ensure you have the
correct equipment when driving in Colorado. Talk with your rental car
company if you are planning to rent.

What to be aware of:

- Parking on the town streets is not permitted, but you're able to
park 2 cars in the parking pad adjacent to the home
- Located in downtown Breckenridge, so you will hear traffic but you
can walk to everything!
- The free shuttle pick-up is in front of the library located on S
Harris street, but its only a three minute walk from the home
