Stayed one night here recently and here's my observation. LOCATED near TST station (Kowloon Park exit), not accessible by car so if you're arriving by taxi, you need to drop off at Mira Place (opp entrance to The Mira hotel), walk up a steep slope & walk pass a few restaurants/bars to the building to The Perkin (lobby at 5/F). Note that this is not a full fledge hotel with full suite of services, e.g. no bell boy, no room service. There's a security guard at the door at ground level, he's always there to open the door for me except when away on patrol. Check-in was swift and reception staff was polite. ROOM was spacious for HK standard with free mini bar (3 cans of soft drink + 1 packet lemon tea) for 1st night. The room and shower area were clean. A handy phone was included in the room which you can use to navigate around town. You can also make free local and international calls from the handy phone. It doesn't allow hot-spot tethering though, so you cannot share with your companion. Breakfast was simple with bread (toast them yourself), hard-boiled egg, cheese, jam & sausages. There's also coffee machine which has steamed milk for your tea if you like. They even have yuzu tea. My request for late check-out was swiftly given. Again, reception staff was friendly & polite at check-out. I'm overall happy with my stay though think it's a bit pricey. But again, it's all about location, location, location.

Room is excellent and spacious. But there are a lot of restaurants & bars downstairs where people were smoking like crazy. The smoke went all the way up into room via the air-conditioning system. Hence, not a place for those sensitive to smoke. Furthermore, taxi cannot drive in right to the door step. Hence, not the place if one has a lot of luggage. There are no porters to help.

Short walk from Airport Shuttle bus drop off point but you have to overcome the steep slope with your luggages. It is barely manageable if you have more than 2 luggages as the slope is really steep. Wifi is unstable in room 803. Pillows almost as flat as the bed. Can resolve this problem by stacking 2 pillows for headrest. No vanity desk. Other than the above, I think this hotel is close to perfect. Clean & big rooms. They have helpful staff too! I will definitely return for my next visit!

The room is nicely furnished and spacious, much unlike most hk hotels. The harbour view from my room is great too, it's a great place to chill and rest after a day outdoors. Though the hotel is rather hard to find without GPS and may be inconveniently located on a slope (unless you take an escalator from Mira Mall), it is near several restaurants, pubs and eateries. Great food options available. MTR around 5 mins walk, also an easy walk to star ferry (around 20 mins). One other feature that is great about the hotel is the free use of 'handy', a smartphone that really comes in handy as we tried exploring different parts of Hong Kong and hike. Will return to the hotel the next time I visit.
