A wonderful, unique experience.
Let's get this out of the way right now: this isn't the Marriott, Hyatt or Four Seasons. Walk up the front stairs and be greeted by two dogs who run the joint. Say hi to a few gentleman smoking cigars and having a beer. Walk inside, meet the owner who points you to the bar, says the first beer is on him, and welcomes you. Drop your stuff in your room. Walk to the bar, and see: stained glass lamps, a suit of armor, stuffed bears, a mounted elk, a mounted deer, plush couches, hotel guests sharing a beer and a conversation, children watching cartoons on the television, a jukebox, a pool table, and so much more. Listen to the regulars talk about the glory days of the Inn, and the owner telling you about the time he fed a bear a chicken wing with his teeth. Don't believe him, until he shows you the photo proving it. Go enjoy your day, and come back in the evening. The bar and living room are full of people laughing and having a great time. Take a seat for dinner at the buffet, grab another beer, play a few rounds of pool and notice that nobody is in their room. Everyone is hanging out and having a great time together. Laugh and converse late into the night, head upstairs for sleep, and wake up in time for coffee and breakfast. This isn't the Four Seasons, and thank goodness for that. It's a slice of unique, 45 years strong family-run history. I have plans in the area in two weeks and cancelled existing reservations at a different hotel so I could come back.

Quaint country inn. Wonderful atmosphere
Colonial Inn is an old building, originally built in 1790. It does show some signs of wear and need for repair, however it is very charming, kept very clean and has home-style buffet dining on premises. The staff were all extremely helpful and gracious. The rooms were very clean. They are not modern hotel rooms, and do lack TV, coffee setups, etc. But I personally found the beds extremely comfortable, the bathroom spotless and the room beautifully appointed with lovely period type furniture, and decorations. There were some rooms that had fireplaces in the room. If you're looking for a chain hotel/motel, this isn't it. But it is a very charming and delightful inn in a beautiful area of New York. And if you're a dog lover, they have a great welcoming committee!

One night say.
Owner was very nice told us stories and offered a drink. Made us pick the room but rooms were old, not maintain and dirty. The bath room was an experience. It was more like a 30dollar night room. Asked about breakfast and he said that he was not making because it was too early. For 99 dollars it would have been nice to get a some fruit and bread and coffee. Going to sleep the the bar jukebox was playing loud. I would not recommend you staying. Unless you are desperate for a room.

Country Inn in the Catskills
My friends and I immensely enjoyed our stay in this rambling colonial inn from 1790. The owner Steve is a friendly guy as well as ten of his closest friends who it seems basically live here. The bar area is a terrific place to hang out, listen to the juke box and play pool. The bartender is a lovely local lady. The rooms are fine, but the water pressure is pretty terrible unfortunately. The restaurant Zephyr across the street is excellent. I recommend the colonial inn for easy going folks who like to have a good time.

Fascinating
We stayed overnight in the hotel. We were there for about 12 hours altogether. This is a once-in-a-lifetime experience and if you can get in the spirit of an old, decrepit, filthy hotel run by a truly interesting guy, then try it out. we slept on top of the bedspreads, did not take showers or even touch the towels. On the other hand the owner made us a lovely breakfast of eggs and French toast in the morning. A very homey atmosphere with 2 sweet dogs, cozy couches and a stuffed bear. I've been in hotels from California to Eastern Turkey and nothing was quite like this!

Super accommodating
Needed a super late check in unexpectedly, called on short notice and the owner was very pleasant when accommodating my needs. Even offered to cook us breakfast earlier than usual because we had to leave early as well! Neat place, great for the price, homey feel.

Convinient and Cozy
We were stuck in traffic after a huge accident on the Thruway and called the Colonial Inn to let them know we werent getting there until midnight, they waited up for us and we got greeted by 2 adorable dogs! The rooms were what you would expect and we slept perfectly fine. Early rise at 6 am to hike Giant Ledge and Panther Mountain, so we didnt get breakfast but the hike was great!

Not your average B&B
If you are expecting chain Motel amenities this is not the place for you. It is a little run down and cluttered. However, if you don't mind that it is a fascinating place. We arrived on a Monday and discovered that the weekends are when this place hops. We had it virtually to ourselves for three days. IMPORTANT-food is served only on weekends and not just at the Colonial- I'm speaking in the general area! Finding a place that's open that serves food can be challenging Mon-Thurs.

Really cool place
Booked hotel in a rush, not knowing what to expect. Figured it'd be a Super 8 sort of thing. Came there, was very pleasantly surprised. The atmosphere/theme in the hotel is really cool - the walls and surfaces are covered in antiques, animal heads, weapons.. place has a lot of character. It seems to be run by a family, and it has a really comfortable and feels really comfortable and friendly. Owner made us french toast and eggs/bacon for breakfast, and there was cereal. The bar downstairs is great to hang out, drink and play games after a day of hiking. Our room was nothing special, but comfortable.

Not for everyone unless you like peace and quiet.
This place is like anywhere else, not for everyone. We loved it and had a great time. We told other couples and it sounded great to them as well. One or two said they would never go because it was too quiet and peaceful. Go figure. We had a great time and will stay again. Steve the owner is an extra nice guy and makes you feel very welcome. No tv in room but plenty of birds singing. It's not a $500/night room so keep that in mind. Again plenty of hiking in a clean peaceful country mountain setting.

This felt more like an old rooming house than a hotel. We had two rooms with an adjoining bathroom. It is an older building. The bar on the first floor is nice if you want tyo relax with a cold drink after a day out in the Catskills. We needed a place to sleep and shower after hiking and this place fit the bill. It's not a luxury hotel so if that is what you need look elsewhere. Wifi worked fine, cell service (AT&T) was spotty.

Quick stay
If you don't expect much from this hotel you will be fine. We needed to stay here for a night before a wedding and based on other reviews I was prepared for the condition of the hotel. The hotel manager waa polite and welcoming. They provide you with a bar of soap and towels but I would recommend to bring your own. I brought my own blanket as well. The bar downstairs is charming, has a great country western selection on the juke box and serves cold beer. And there are two friendly hotel dogs that will absolutely cheer up anyone's day.

I really wanted to like this place because of its age and history but it has really not been maintained too well. It has a certain kind of crusty charm but the lack of upkeep made staying there a little unappetizing.

The Inn keeper and his daughter were wonderful
My hunting party on 10 had a very comfortable stay at the Colonial Inn. Nice old house with a rustic atmosphere. Great buffet dinner on Saturday night. All around it was perfect for our trip. We will be back.

A REAL TOUCH OF THE CATSKILL MOUNTAINS FLAVOR...
The "Inn" is a trip back to the 1950's. From the original (worn-out) decor to the furniture & beds. Odd really great ole' dusty "antiques" adorn the interior. "Someone else said if you are from Manhattan do not come here!" But, having said all of this....what an experience! A very large stuffed bear greets you as you enter the "lobby?" The buffet food was to die for! Do not miss it!! Great bar and pool table on premises. Front porch politics (and beer & smoking) is continuous to all hours of the night! Local folks sing their heart out with mountain favorites and guitar strumming every Saturday night at the free Community Center just down the road a piece (walking distance) on Main Street. The free breakfast (prepared by Steve) is delicious. Just once again do not expect any formality! You are on your own for finding the extras!! But once again not that bad! :) NOTE: I would recommend to a friend but only after telling them the above!!

Don't book this place through Expedia
I booked the Colonial Inn for 1 night through Expedia. I called a few days in advance to make sure checking in a bit after 11pm would not be an issue. The owner told me that Expedia had not informed him of any reservations in the past 2 wks. He said he would write my name down though and make sure he had a room for me. When my boyfriend and I arrived at the Inn, the owner asked if he could help us and I explained our previous interaction. He said he wasn't sure if he had any rooms left (despite the fact that he said he would reserve 1 for us) and disappeared for 10 min. After a long wait, he returned and said that he had 1 small room with adjoining bathroom/room that we could have. I paid the Expedia rate+tax despite the fact that this place DID NOT HAVE AIR CONDITION OR CABLE TV as was described in the listing. Also there was wifi but it did not work in all of the rooms and the owner could not provide clear instructions about how to connect. To be clear, I wasn't expecting a lot from this establishment based on the reviews I had read previously about the place being old/subpar, I just wanted a clean place to stay for the night with AC/TV/Wifi. Overall, I expect better from hotels that I book through Expedia and have to say I'm incredibly disappointed. I will think twice about booking through this website again. I would strongly encourage you to cease business with this establishment (or at the very least make this situation and the information posted on this site correct).
