Great stay while in Kyoto

Very basic but acceptable. Good air conditioning and wifi. No TV other than a little iPad type thing.
Laundry was cheap and worked well.
A very pleasant inn in a quiet area but very close to a train station so easy to reach the main attractions of the city by train. The inn itself is room only boarding, basic but clean and well maintained. Rooms are fairly small but comfortable. There is access to a washing machine and dryer which is useful. Local amenities are quite sparse, very few restaurants for example but there are the usual Japanese mini supermarkets. And being 2 minutes from Sumizome station means it is easy to go up to Gion or into Kyoto central for dinner. Overall good value for money and a nice base from which to explore the city.

The location was really easy to walk to and find. The instructions they gave were really clear and they really care whether you managed to check in. They were really nice and accommodating. The place is very peaceful and quiet. No trains and loud noises, only chirping birds from Disney - felt magical! Unfortunate that they do not have elevator but they are only 4 stories high! The appliances they provided - aircon, microwave, etc are good quality kind! The place isn’t that cramp and there’s definitely space to walk around even if 2 luggages are open. Door lock simple to use.

Quick overnight stay in Kyoto
Very convenient hotel if you have a car to get there. We had one. Not sure if you are travelling by train though. It might be a bit far from the areas of interest for tourism. Regardless, the place was brand new and spotless, easy to check in, there are a few very cheap parking spots close by and also a convenience store. At that price, it doesn't get better than this.

The location was okay, but it’s in a residential area so it isn’t anything special. The room size was fine for the price and I thought the deep bathtub was especially nice. The hotel entrance door has a key code, so look for it in your email before you arrive. Check-in was pretty easy; the person who helped us spoke good English and fluent Mandarin Chinese.
I have two points of concern about staying here. These are the reasons I would NOT recommend it, even though it was reasonable otherwise.
1. There was no one to check us out at check-out time. We waited at the desk for about 20 minutes and no one came. There was also no one at the desk when we left for and arrived back from dinner (1 hour). I noticed several other guests waiting around the desk to be checked-in/out.
2. The smoking area is located right next to the laundry. We paid 200 yen for the coin-op dryer, and then all of our clothes came out smelling strongly like cigarette smoke. This doesn’t matter to me as much, but it seems thoughtless to put an ashtray next to a dryer in a room with no open windows.
Overall, decent hotel for the price. It’s in a below average location for a tourist in Kyoto, but the accommodations are nice enough. Service was not the best, although it could have just been an “off” day.
