About this home

Rolling River Farm. Private 100 Acre Riverfront Paradise surrounded by water- on a full bend in the legendary Shenandoah River. Perfect setting for families or couples and especially well suited to furry friends.

-600 SQ/FT Rec/Workout room with large screen Wii Game system, Foosball, Air-hockey and Ping Pong tables.

-Just one hour from Dulles Airport and the Washington Capitol Beltway (believe it or not there are only four traffic lights between the farm and the Capitol Hill).

Starbucks, restaurants and shopping only ten minutes away.

100 holes of Golf are within a four mile radius. Historic Downtown Front Royal with its shops, restaurants and antiques is fifteen minutes from the farm.

Deep water for swimming, tubing, water-skiing, wake-boarding with a private boat ramp (suitable for small boats and jet-skis) and a private dock. All right from your own waterfront. Bring your own boat and jet skis or arrange with the owner (additional cost can be quoted). Kayaks and canoe provided

After a day on/in the river enjoy showering off in the exquisite outdoor shower and sunning yourself dry on the built in bench or experience the fun of showering and then shaving at the outdoor sink with the birds singing above you in the morning light (naturally this feature is closed in the colder months).

Panoramic views of the Blue Ridge Mountains. Walking/riding trails right on the property. Hunting (in season) and fishing available right on the farm (with permission of owner). Horses are welcome, with permission, and there is a paddock and grazing as needed.

The traditional Virginia stucco farmhouse has been thoughtfully renewed, restored and redecorated to preserve and enhance its charms. To quote a recent visitor from Maryland: 'I can't tell you what a blast we had. We felt like we were in a movie. The house could not have been more perfect, it was warm and cozy and allowed us to spend quality family time together. My family loves history and this farm house and property is loaded with just that. We loved the way you have restored it allowing the history to show through yet updating it at the same time.'

All Season enjoyment--The wrap-around porch is the perfect place to watch sunsets or enjoy porch drinks. The brick terrace with its gas fire-pit is great for stargazing and conversation on cool evenings. Winter nights can be enjoyed by the fire sipping hot cocoa or reading a good book. Surrounded by over one hundred acres of rolling fields and woods with a river on three sides you can soak up the quiet and seclusion.

This is a private vacation retreat, very much family oriented, that contains religious art and images that reflect their faith. They invite you to come and explore or just get away from it all. All are welcome.

    A memory maker!

    There isn’t a kinder property owner than Frank OReilly! The property setting is ideal for true relaxation with breathtaking views, the Shenandoah River and a wonderful, updated farm house. The National Park and lots of America’s rich history are close by if you choose to leave the peaceful setting of the farm! Our only disappointment... we couldn’t stay another week!!!

    A well needed break

    We had a wonderful 5 days at Rolling River Farm, the location is fantastic. Our pup loved exploring and splashing around in the river. Even though the weather wasn't great there's plenty to do and evenings were spent around the fire pit. The farmhouse is very comfortable with plenty of space and the kitchen has absolutely everything you need. The beds are super comfortable. A very relaxing, fun time with friends and family.

    Nice escape

    My small family and dog enjoyed this beautiful, expansive farm property with rolling hills and direct access to the river. We had a great escape from DC area for hiking, canoeing, and s’mores. The house was quaint and cozy. The separate game room wasn’t quite what we expected so we didn’t end up using it. Might be better for teenagers. Also had some minor plumbing issues as well as a nighttime mouse visit. Overall a nice get away.

    A great family getaway!

    My family (wife, 2 kids 12/15, and the dog) loved our stay here! The house is on a hill overlooking the mountains. Sitting on the porch every morning watching the sunrise over the mountains, watching the dog play in the yard was exactly what we were looking for -- the fact that all this was available 1hr from Washington was incredible. The kids loved kayaking, and skyline drive / the national forrest is close by. The house itself is exactly as in the photos -- it had everything we needed, including a well appointed kitchen and place to be with the entire family. We're definitely planning another stay!

    Great place, great stay!

    Such a gorgeous place, with a very nice house, with >100 acres to yourself! The house is old but it certainly doesn’t feel that way on the inside, fresh and clean and the kitchen is all modern And fully stocked with everything you need, bathrooms are also new in appearance. Beds are all very comfortable. Property managers are immediately responsive, though we really didn’t need much. They have gone all out to make staying there easy, with information books and clear instructions. The river lot that comes with the house is stunning, lush grass under a canopy of trees that provide great shade, with a fire pit. You can jump in and swim off the dock (when river levels allow.) We had fun with the kayaks and canoe. The lot is upstream from the dam and often has no discernible current (acts more like a lake.). We had a great time despite rain every day that hurt the fishing. It was a bit pricey for our family of 5, but for two families or one large family would be a better deal. My wife and three teenagers loved it. Thanks Rose and family!

    Jewel of the Shenandoah

    This property is amazing and Frank is a fantastic host. Stayed here twice this year and will be back. Private, perfect for families, we rented the pontoon boat as well. Great for water activities and sunset cruises. Riverside area is the best camping area I've ever seen in northern Va. Again this property is fantastic. Thanks again Frank.

    Not As Expected

    This house was MUCH MUCH smaller then expected. We never got the TV to work so luckily my daughter had brought her laptop so we could stream different shows. There were 7 of us and could not all fit in the living room to watch TV together at night. Once we found the area where the canoe and kayaks were it made our trip much more pleasurable. A lot of bug and tics in the house. Expected them outside but not inside. Had a problem with the screen door locking on us but Rose got back to us quickly.

    wonderful country getaway

    We had a wonderful weekend at Rolling River. There was no need to leave the property. We went on long walks and checked out the dam. The kitchen was well set up for cooking, the coffee pots were top of the line, and beds were super comfortable.

    Great Property

    The outdoor space for this property is unbelievable. The photos don’t do it justice. The space where the outdoor fire pit sits is like a private park. Take the time to walk the entire property. Great views. The outdoor space is a dog’s paradise. Our dog loved the water and the freedom to roam off-leash. I would definitely recommend the property....especially for dog owners.
