Lovely but small room You must be aware that it is up 3 double sets of stone stairs with no lift except for one floor for baggage the hotel staff helped Breakfast cannot be had in the hotel and a small tray of foods in the room do not connect together for example a packet of cereal without a bowl or milk no pastries dry crackers and a tiny piece of butter so you do need to go out for breakfast and where it says free mini bar it means 2 water and 2 orange juice So you do need to pick up your own supplies

This is a specialty hotel attached to a larger hotel next door. The rooms were generous in size and ours had a lovely partial view of the Grand Canal and the service canal running down the side of the building. Great location! Only issue we experienced was that we weren't fully informed to check in via the hotel nextdoor given the entry and desk for Maison Spada isn't staffed all the time. This had us searching for the entrance and then unanswered calls when attempting to ring the doorbell at the entrance for assistance.

The location is perfect and right off the boat at Giglio stop. It’s 3 min to San Marcos square and all the high end shops! The breakfast is outstanding and the lounge/breakfast area is in Gran Canal with balcony for all to use. We were more than thrilled with this hotel! Highly recommend it and the rooms are very large. Loved it!

What an amazing hotel. I didn’t realise it literally is on the Grand Canal nor that a Vaporetto stop is out the front so location is perfect. It’s under 10 minutes to St Marks square and quite central to most things (keeping in mind you can rarely walk in a straight line). Up 3 flights of stairs (no lift except for luggage) you are in a villa from the 1300’s that has been beautifully renovated. There are only 10 rooms and ours was spacious with a huge bathroom. The breakfast buffet had everything you would want and more. I highly recommend.

It’s a great small property in a brilliant location, however it is basic and doesn’t have any facilities other than the small reception and the breakfast (which was brilliant!) area beside the rooms on the 4th floor. But value wise it’d be hard to beat. One minus - 4 floors up and no lift for people, but the will send your luggage up in a small service lift.
