I am actually very unhappy with hotels.com, the booking website that we went through, it has nothing to do with the actual hotel itself. But according to their website we were guaranteed a room that would fit two adults and two children, yet when we showed up that room would not fit two children, and we were almost stranded with no room available after driving hours away from my home and too late to turn around! Luckily there was another room that had not been booked and we were charged an extra $40 for that, but overall this is very unprofessional and will not use hotels.com again for booking a hotel room if they are going to make that big of a mistake!

So so place to stay
This place is nothing special. It has a few oddities in the design and execution. Of the lamps had no bulbs. Exterior lighting in the back rooms was lacking. And there was no sidewalk to get to the upper, street level. Curbs and ramps are not ADA compliant. Basically it is a cheap room, that is cheap for North Conway.

Great location
The location was great and right in the middle of two decent restaurants. Bed and pillows were comfy. The room is dated but it was clean. Coffee in the lobby was disappointing but it did the trick until we made it to a restaurant for brunch. The owners were friendly and check in was a breeze. I would stay there again when I’m the area. The price was decent too.

My biggest complaint was the overwhelming smell of the powder they use to deodorize the carpets. It was so intense I felt sick and wanted to leave. After we aired out the room, it was better and our stay was OK, but I would not recommend

What a pleasant surprise. This property is great. The rooms are updated and very clean. It us the wrong time of the year for the lovely pool but it sits on to hr backside away from the road. There is a nice very large grassy area for play. Would definitely recommend this motel. Great value
