Lovely property in quiet area. But turn a corner and there are many restaurants and little bars. Excellent value for Venice. We were made feel very welcome and as we had to leave early for a flight, the owner packed us a takeaway breakfast. Wonderful touch. Reasonable walking distance to train. Good communication about late checkin. Lock box arrangement worked well. Nice patio for breakfast and enjoying a glass of wine in evening. Downside of hotel was poor internet and no English tv channel. Also sewer gas smell in bathroom needs to be rectified.
