Read bad of hotel reviews but not a bad experience
The Hotel Villa Royale met all bar two all of my requirements and it was in my price bracket. Big problem was lack of a desk on which to use a laptop, I had to use fridge but could not put my legs underneath, of course, so it was very uncomfortable. There was a problem with reception TV channels (e.g. BBC One) but other hotels nearby have the same problem. I wanted a hotel that was close to a metro station. It's just three minutes' walk away. And it is very close to a tram stop as well (30 seconds to Gillons stop). Breakfast was fine, and they had a special offer on. For evening drinks I went to the hotel opposite. I read a tirade of bad reviews. I was hot unhappy with my stay. Perhaps the hotel has improved, or perhaps I had a better room. Perhaps, even, some of the bad reviews were not genuine.

The hotel itself is nice, the location leaves a lot to be desired though. Doesn’t feel too safe of a night time and at least a 20 minute walk to the city centre. Check in took ages. Not ideal when you’ve had a lo g flight and journey in the cold. Lastly, they had a Christmas party in the function room and the music was roaring until 2am. We were on the 4th floor and could hear every song, and feel the bass through the floor. I had a headache the following day...

good and bad
Our booking specified a double room, double bed with courtyard views. When we checked in it was two single beds and was overlooking the main road which was quite loud. Room was not clean upon check in we found rubbish and clothing belonging to previous guests. I also found it a bit strange that there was no tea or coffee facilities in the bedroom and the only ones were on the ground floor and chargeable. Hotel could do with some updating. The check in staff was lovely and gave us loads of information about the area and the sites. Also only a 8 minute walk to Brussels nord station.

The stay overall was pleasant. There were just a few parts that made it more a 5/10 stay. The toilet seat was broken. The shower had no curtain or enough coverage therefore the bathroom flooded after every shower. The heater didn’t work (however they kindly provided a portable heater) and finally house cleaning was average and almost done without any effort or care. Furthermore the same lady walked in twice in the space of an hour without knocking and unlocked our door whilst we were inside.

Very small rooms. Cold in the room at night (no individual heating control) Could not have a decent shower as water (on the 5th floor) would come and go. Dark halls. Good internet connection through.

Awesome place!
I was a little worried after reading some of the reviews. However, this place was great! The beds were awesome, close to a tram line and metro. I would definitely recommend this place!

Poor
Tiny tiny room, no facilities. Noise noise noise from house keeping who leave doors open from the rooms as they clean, having full volume conversations which each other, in and across corridors, with zero consideration for anyone. Having stayed in over 500 hotels globally this was in the worst 5.

The location was great - just a few minutes away from both the historic centre and EU institutions area. Transportation was easy with the underground, trams and busses nearby. The staff was very friendly and speaks English well

Very good
A good location a short journey from Midi. I have read some earlier reviews and honestly thought I must be staying in a different hotel or else competitors of the Villa Royale set up fake reviews. No, the hotel was not at all dirty. No, the reception staff were not rude or dismissive. In fact they were extremely helpful. My room was on the small side with the bed takin up nearly all the space but the adjoining shower room was clean, warm and equipped with all the essentials. I agree that the breakfast appear quite poor and overpriced at €12 but there are places within a 2 or 3 minute walk where excellent baked goods are available and can be brought back to the hotel. Nobody seemed to mind people eating brought in food. For those brave enough to try it, there is a good Turkish restaurant very near the hotel that opens earlier than the (many) others in the area specifically for breakfast. Where the hotel may fall down for some is in the lack a restaurant. As a place to stay I would certainly recommend the Villa Royale but as a destination hotel itself, maybe not so much.
