I was disappointed with the cleanliness and paid 500 pesos for cleaning., the first and second bathroom need to be fixed for the future customer, the first bathroom the floor was flooding and the ceiling has leaked. The second bathroom has a very bad smell, some of the floors by the entrance when you step the water came out. I e-mailed the owner to complained but nothing happen. My last two days I had to book in a different hotel.

Not so happy
The owner is so hard to contact. Communication with the unit owner is so hard. We specifically asked not to put anything with smell in the room, (fabcon, room spray etc) but when we got there the beddings have strong scent of fabcon. We requested not to put anything that can trigger asthma, but there we were pushed to check out early because of the fabcon smell. Swimming pool pass wasn't included in the package and they didn't inform us that we will be needing a pass. Place is great but the service is bad.

THE GRASS RESIDENCE (itself) is a secured, gated building complex with beautiful grounds, restaurants to eat in, a laundromat, several pools to accommodate small children to adults, a gym, a basketball court and sports court and clubhouse/ party hall. The complex itself is fabulous and relaxing. I wish all building complexes in the world could be more like this. During my stay, I swam frequently. I didn't get a chance to play ball, but I did visit the gym - which is small and relatively underequipped for serious workouts. The Guards keep the perimeter secure. BUT THERE ARE PROBLEMS with individual Condo renters. Before you book here, you need to communicate as much as possible with your host. This isn't a hotel. There isn't a 24/7 phone service or maitre d'. Be certain of the ROOM SIZE, the BED SIZE and the AMENITIES. I was shocked upon arrival to see how small the bed and bedroom was. My host's greeter attempted to give me a better bed iin a similar sized room. For 2 people, it's too small. You'll definitely want to spring extra for a 2 bedroom if there's 2 or more people involved - and even then the 2 bedroom is a bit on the small side. The first bedroom is ok and has it's own bathroom, but the second bedroom is fit for children only. There was no housekeeping. I had to buy cookware, bedding and towels... The only things included were two soup pots, a few unrelated dishes and a few pieces of silverware - some of which were broken.

it was close to my family’s unit that made us picked this property property is not well kept. waited too long to be able to check in- 2 & 1/2 hours and unit was not ready yet. we were sent up while they were still cleaning no coordination with staff

If you have your car with you, dont consider this property.Parking is very limited and expesive if you stay overnight and more.Bring your own towel they only provide 3 towels on a 2BR 6 persons accomodations.Location is good walking distance to SM North.Some of the guards is not friendly,very annoying, and not helpful for the first time visitor.You must train them how to be professional and approachable.The room has no comforter or blanket.The sofa bed cover need to change regularly, Its dirty when we arrived.Overall if you are on the budget and for staycation only for a limited time, you can consider this property.
