A perfect B&B on the doorstep to everything.

One of the most comfortable b&b's I've stayed at, very spacious, clean and tidy room. Delicious breakfast made fresh and personally for each guest. Considering the building is right on the main route into the town, its unusually quiet, i had my window open during the entire stay, and i slept perfectly and undisturbed. The hosts can't do enough for you and chat to you personally and on first name terms. An extremely warm and welcoming place, it will certainly be top of the list when i rebook next year.

This is not a chain hotel...why would you want one? Where is the charm of living as the locals do? This place has that charm. This is a small business run by a very loving family. This is the authentic Blackpool experience. I have rarely seen people this welcoming and kind. Everyone was incredibly attentive and they went above and beyond to make sure I felt at home. The breakfast was delicious and I enjoyed every moment of my interaction with the family that runs it. Highly recommended.

Room was clean, was given towels, toilet and shower is shared, breakfast room is small so higher occupancy may be a bit tight but as the only guest that night it was fine. Free parking (a few spaces up front) and breakfast is a great perk. Would stay again off-peak.

Cheeky weekend break

This is my 3rd time staying here .. i literally need a clean bed ,parking,a good breakfast and good location and this place meets my needs . Staff are helpful .breakfast was lovely. Its a little dated but its comfy and ive never had problems with noisy guest .. blackpool itself has really gone downhill streets are looking tired and scruffy, lots of closed buildings .unfortunately just outside graceland a building has been pulled down so not a nice sight a big pile of rubble but there are plans for i think a car park in place so it wont be an eyesore for too long hopefully .. blackpool clearly needs more parking but lets just hope this doesnt cause too much noise for the b&b's in the surrounding area...i would return to graceland again ....

Dated but adequate for a bed for a night

A rather dated guesthouse in need of an update and redecoration. Condition of shower "room" was not good with brown stained silicone round it and very small. Toilet had no hand basin so had to go back to room for that. No towel in room although was offered one on arrival Good points - comfortable clean bed, friendly greeting on arrival and a good breakfast. For the price paid (£72 for 2 nights ) it served its purpose but i would not stay again.

I had book a double room with ensuite bathroom, however the shower and sink were in the bedroom. Did not sleep well as the matress was really uncomfortable. The property is very dated, i dont think the windows were double glazed as the noise from outside through the night was so loud we couldnt sleep. The breakfast was ok and the host were nice but i wouldnt pay to stay there again, sorry.
